depends on the person
It really depends on a person's financial situation if you think about it. Some people can't afford the best location or one that is "green." Those that don't have to worry too much about the budget can look for the other aspects of buying a home, but you first have to find something that is within your prices range.
Location, location, location
I think location is number one on the list, but if the location is set, I think the best price (long term) is in a good green design.

Actually, in Canada, they say that 72% of Canadians will look for green improvements in their next home purchase. Most of those said they are willing to pay up to $20,000 more for a home with green features.

Great thought question. Location is a clear leader in all of this, particularly when you take a long-term view. But the other factors are certainly ones that should be considered as well.
